Did you read the Forbes article about the new formula developed to sell homes for 3%, 5%, 8% more? Don't put your home on the market without checking it out.
FORBES ARTICLE LINK This article got me inspired, so our brokerage reached out to the developer of this sale program and we have joined powers to bring this to San Diego County. I won't lie I am super excited about this. It has totally rocked my world in thinking about selling Real Estate. Basically, it is an up-to-date process for selling homes with one singular goal ... a higher net price. This 22-Step Home Selling Formula took the developer years to build. It has been scrutinized by real estate experts across the country, all saying that it is a watershed improvement over the current, 75-year-old (yard sign, MLS, open house) routine used by agents today. The Forbes article noted that this 22-Step Home Selling Formula may change the way homes are sold everywhere in the nation. (Don't think it can't happen. Barnes and Noble didn't think Amazon could happen. Microsoft didn't think Apple could happen. Stuff like this does happen... and no industry is more ready and more ripe for change than traditional real estate. ) This 22-Step Home Selling Formula is perfectly suited for San Diego County homes. A FEW QUOTES FROM THE FORBES ARTICLE: "Apple's process for selling o $500 iPhone is more sophisticated than the real estate industry's process for selling o $500,000 home." "The basic process for selling homes hasn't changed in 75 years." "Homes are tossed on the market like a grocer throws a loaf of bread on the shelf." "... the current inefficiency costing homes sellers 3%-8% in reduced price for their homes."DO YOU KNOW ANYONE THINKING OF SELLING THEIR HOME? Give them my email: brandonfostergroup@gmail.com or phone number: 760-583-9757 and I'll fill them in on this program, that will sell their home faster, for more and privately.

After negotiating many real estate transactions over several years, I’ve seen virtually every mistake in the book. Many of these are avoidable missteps that lead to seller frustration and lower sale prices.
One glaring example is the common practice of immediately placing homes in MLS (or on Zillow or Trulia) as soon as they are listed. This is a major error. Here’s why. MLS systems track each listed home’s “days on the market.” (Zillow and Trulia also track time on the market.) This is a big advantage to buyers. It’s a price-depressing travesty for sellers. Put yourself in a buyer's shoes. You see a home. You like it. Naturally, the first thing you ask is the asking price. Your next question is how long the home has been on the market. Why? Common sense dictates the longer the home has been for sale, the less you’ll be willing to pay. You logically assume a home that has lingered for months has been rejected by many other buyers. Knowing this, you aren’t about to make an offer close to the asking price. Also, when a home has been on the market for months, buyers assume the seller has mentally “softened” (often true). And, they wonder if there is something "wrong" with the house. The problem? A buyer's offering price is negatively impacted by a home's time on the market. Longer time = Lower price. The answer? Well don't know if many people know but on of the best cops in Oceanside used to be one of the owners of Custom X Bodyboards when I first started riding for them back in the 90's. His name is Dave Cunniff, prior to owning Custom X bodyboards he was a great professional bodyboarder himself. Now he and his family serve the city of Oceanside with great honor. So amped to see them getting recognized. Thanks. Hope you enjoy the article. http://www.sandiegouniontribune.com/…/oceanside-lifeguards…/ www.OceansideHomeSales.info |
